Architecture Crush!!

 Mark Jensen of Jensen Architects and his team worked on a design that is partially buried in the hills of Marin County.  The goal was to preserve the ride and minimize the structure's presence.  We think they nailed this one!




The idea on Non Materiality is very interesting.  Using fixed mirrored panels, glass guardrails, and sliding glass doors on the top floor span the gap between the buried plinth of the private level and the floating roof above the upper public level. This results in the house virtually disappearing.

From the pool terrace and exterior decks, the façade reflects the surroundings in such a way that the oak groves, mountains, and sky seem to occupy the house as if there is no material architecture. When the sliders pocket away, the top floor becomes part of the outdoors. Effectively there are no walls and the trees stitch together the front, side and rear.

A continuous curtain wraps around the entire top floor. When the glass doors are open, and the curtains are deployed, this entire level ripples in the breeze, further emphasizing the ephemeral nature of the enclosure.

 


 

 
 

 

Condos to be built near Scottsdale Healthcare Osborn



Condominium development finally is coming to a property near Scottsdale Healthcare Osborn Medical Center after a previous project stalled for nearly a decade.
The L-shaped property, at 7300 E. Earll Drive, was rezoned for condominium development in 2005. The property is south of the medical center and Scottsdale Stadium.

The previous property owner, Elliott Glasser, requested the rezoning and planned to build a 99-unit condominium complex. The acreage now houses an older office and warehouse building.
"He got it all the way through development review and then never proceeded," said Dan Symer, senior city planner. "The zoning is still good, but development review approval is expired, so they would have to come back in for development review."

Last week, Scottsdale-based Deco Communities, formerly Starpoint, purchased the 2.4-acre parcel and plans to build a 100-unit condominium complex with one level of underground parking. It has not yet submitted any plans to the city's Current Planning Department.

"We have been looking for a site for quite some time that will provide homeowners with easy access to Old Town Scottsdale," said Rob Lyles, a partner at Deco Communities.
This year, Deco purchased a 1.8-acre property in downtown's entertainment district, which includes a high concentration of bars and nightclubs, and attracts thousands of patrons from across the Valley every weekend.

That property also previously was rezoned for condominium development.
Deco is investing $37 million to build that complex, named Envy, and plans to invest $31 million to build the complex on Earll. That complex hasn't been named.


"We like the fact that it's in Scottsdale and we like the fact that it's very close to all the job centers at the hospital and Old Town, as well," Lyles said. "We believe that there's strong demand there for condos right now and we think it will be good for the job market in Scottsdale as well as the second-home buyers."

Unlike Envy, which will include 90 high-end units in an eight-story building, the complex on Earll will be a more traditional condominium complex aimed at a different demographic, he said.
"Envy is more of the premium brand in the $400,000 to $1 million price range," Lyles said. "This will be more in the high $300,000s, so this is just under the Envy brand. Also, Envy will be right in the middle of the entertainment district, so somebody will really have to embrace the entertainment district."

The complex on Earll will be "a little quieter, right on the fringe of Old Town, but still great access to Old Town, downtown and the south end," he said.

Both complexes will have the same amenity package, with a fitness facility and pool area.
"We like to add a lot of energy in the amenity areas," Lyles said.
Envy should be under construction by late fall, while the complex on Earll is expected to be under construction next spring.

Condominium development is staging a comeback in downtown Scottsdale after the market dried up during the recession.

"There's still about 1,500 apartment units going into downtown and we have 200 (condominium units) and a few smaller ones coming in, but definitely the condo market is going to come back into downtown Scottsdale," Lyles said. "The income levels are high enough to bring the condo market back."

The complex on Earll "will appeal to homebuyers looking for the best the Scottsdale lifestyle has to offer," he said. That includes "easy access to world-class sports and recreation, outstanding arts and entertainment, world-class shopping, nationally-renowned restaurants and nightlife, and key downtown services and amenities in the heart of the city's walkable grid," he said.

Scottsdale-based real estate developer Deco Communities has acquired three vacant land parcels to develop new condominium projects representing a total sell-out value of than $120 million.

Last week Deco closed on its latest project, a 2.4 acre site in Scottsdale that will be home to a new 100 unit, to-be-named, condominium project. at 7300 E. Earll Road, according to a press release.

The $31 million project will offer contemporary-styled residences in the heart of Old Town Scottsdale, the release states.

“Downtown Scottsdale is experiencing strong demand for new condominiums,” said Rob Lyles, partner for Deco Communities, in a prepared statement.

“Our latest project will bring 100 brand new condominiums to an area of Scottsdale that has not seen new construction since 2008,” he said.

A number of developers have announced new projects designed to facilitate the redevelopment of the area between McDowell and Osborn Roads, the release states.

“Once more, residential communities are in place, the retail will return,” said Scottsdale Councilwoman Virginia Korte. “South Scottsdale will re-establish an identity, a real sense of place as a destination with everything people want.”

With Scottsdale Healthcare Osborn Medical Center, Scottsdale Stadium and the Old Town Scottsdale Farmer’s Market within walking distance, this project will appeal to homebuyers, Deco officials contend.

Daniel Gehman of Los Angeles-based Harley Ellis Devereaux will lead the project’s design.

Private Label International, a Valley-based interior design firm specializing in cultivating lifestyle experiences through strategic design will curate the interior and exterior spaces.

The building itself will be a four story wood frame with a one-level underground parking garage, the release states.

The property will offer several floor plans ranging from an approximate 800-square-foot, one-bedroom plan up to an approximate 1,400-square-foot two-bedroom with den plan.

The community will offer state-of-the-art amenities including an sprawling courtyard pool and spa, health-club inspired fitness facilities, WI-FI common areas, City of Scottsdale recycling, bicycle storage, electric car charging stations and secured underground parking.

“This project appeals to the Scottsdale buyer looking for an extremely high-quality new build product that delivers luxurious city living and an impeccable investment in the heart of Scottsdale’s most desirable area,” Mr. Lyles said.

The project is expected to break ground in Spring 2015, the release states.

Cabana on Seventh offers 74 stylishly renovated units offering urban-influenced living spaces designed for Gen Y renters.

Oh my goodness.  I was just over at Cabana Seventh to take a look at the renovations and I wanted you all to know that I absolutely LOVE what you did.  What an amazing transformation!   I am so impressed with how much you did with so little.  I particularly loved the fish light in the model, and the use of the decals.  Totally transforms the room and, of course, makes it look larger.
I am always so impressed with how talented you all are.
